Investment Size: |
$3 million to $20 million total project cost, including any rehabilitation costs. Larger transactions considered on a case by case basis. |
| Targeted Opportunities: |
Walk-up, high rise or garden style apartment buildings containing 40 to 250+ units. Both urban infill and suburban considered.
Whole loan purchases secured by preferred property type considered. Partnership buyouts and operating entity purchases also considered. |
| Asset Condition: |
Vacant or occupied with moderate to significant renovation; Assets that allow for value enhancement through a combination of renovation, occupancy improvement, expense management, and/or rent roll management. |
| Geographic Preference: |
Washington, DC, and surrounding counties. Baltimore, MD and Richmond, VA considered on a case by case basis. |

Strong relationships with established capital sources.
Significant TOPA & DC rent control management experience.
In house property management and general contracting.
