Steve Schwat, Principal

As a District of Columbia resident for the better part of a quarter century, Mr. Schwat offers the unique ability to forecast the direction and trend of revitalization potential in many of the District's classic neighborhoods. Steve delivers a keen sense of style and functional trends combined with an acute attention to detail throughout the development and management phases of all projects. Steve has participated in a number of entrepreneurial ventures including investing in real estate since 1996. Steve’s extensive experience began with designing and co-managing the renovation of an 1897 Chevy Chase home and co-general contracting several medium-sized construction projects in the District and Prince George’s County. Since joining UIP, he has managed the construction and renovation of over 1,500 apartment units. He is well versed in working with architects and construction companies; locating and investigating opportunities; creating and analyzing initial purchase, construction, and sales estimates; overseeing planning, construction, and draws; and more. He works with real estate sales and marketing professionals in designing marketing materials including signage, renderings, sales presentation materials, and web sites. Steve has served as mayor and treasurer of the Village of Drummond in Chevy Chase, MD, and currently serves as treasurer of the Citizens Coordinating Committee of Friendship Heights.

Mr. Coster came to the United States in 1979 from the Netherlands, after earning his masters degree in civil engineering from the University of Delft and developing over 1,000,000 square feet of office and retail space and over 2,500 residential units in that country. He began his US-based career in northern Virginia, where he developed multiple flex complexes. In 1991, he joined DIHC, the American real estate subsidiary of a large Dutch pension fund, where he was responsible for managing various development partnerships with projects valued in excess of $ 700 million. He was responsible for overseeing the development of Market Square in Washington, a 650,000 square foot office building with 210 condominium units on the upper levels. In Boston, he was responsible for the asset management of 222 Berkeley and 500 Boylston, comprising over 2.500.0000 square feet. Over the last three decades, Wout has managed over $3 billion in assets for domestic and international investors.

Stephen E. Cox joined Urban Investment Partners in 2005 as Chief Financial Officer. Prior to joining UIP, he was a Principal at WaterStone Capital, L.L.C. of Bethesda, Maryland, where he was involved in the placement of debt and equity financing on commercial real estate investment properties. Mr. Cox started his real estate career with the B.F. Saul R.E.I.T/Chevy Chase Bank, where he managed the Residential Lending Group with annual loan volumes of $900 million. Later, as head of Asset Management, Eastern Region for the J.E. Robert Companies, he managed $800 million of diversified commercial real estate mortgages and properties. With an M.B.A. from Harvard University and a B.A. degree in economics and mathematics from Yale University, Mr. Cox has strengthened UIP’s ongoing activities in real estate investment, asset management, and administration.

Peter Bonnell joined Urban Investment Partners and Drummond Development in January of 2004 after a brief stint in Northern Virginia’s technology sector. Mr. Bonnell graduated from Bucknell University in 2002 with a B.A. in Economics and Political Science. Mr. Bonnell is responsible for entitlements, condominium documents, acquisition and disposition settlements, refinances, partnership documents, negotiations with tenant groups, lobbying and political activities, and investor relations. Mr. Bonnell currently serves as vice-chair of the newsletter committee of the Washington Chapter of the Urban Land Institute and is an active member of the Apartment and Office Building Association of Metropolitan Washington.

Prior to joining Urban Investment Partners in 2008, Mr. Wilkinson was Vice President of Development at Redbrick Partners, LLC, where he managed the redevelopment of 850 multifamily units in New York and Connecticut and managed the entitlement and development of mixed-use projects in the Washington, D.C. market with a value of over $150 million. Prior to joining Redbrick, Mr. Wilkinson worked for ten years at Ryan Homes (now NVR), where he was involved in construction management, sales, and marketing, estimating, and acquisitions. Mr. Wilkinson’s final three years at NVR were devoted to opening Ryan Homes’ Fredericksburg, VA division and building it into one of the company’s most profitable divisions.  Mr. Wilkinson was responsible for the construction of over 4,000 new homes and development of nine new communities in the DC market, totaling over 5,000 lots. Mr. Wilkinson is a graduate of James Madison University in Harrisonburg, VA.   He was nominated by Fairfax County VA Supervisor  Penny Gross to serve on the Area Plan Review Board to help shape the county’s Comprehensive Plan.  Mr. Wilkinson is also a senior educator for The Gerson Lehrman Group, where he is considered an authority on construction and development in the DC market.

David Yampolsky joined Urban Investment Partners in 2004 as an Asset Manager. He is responsible for overseeing the management teams on each of Urban Investment Partners’ investment holdings, totaling over 850 individual rent-controlled units in the District of Columbia. He also is responsible for regular quarterly and annual reporting to UIP’s investors. He is an active representative for Urban Investment Partners in AOBA (Apartment and Office Building Association) in the DC Metro Area. Mr. Yampolsky graduated from Dickinson College with a B.A. in Political Science.

Michael Denis joined Urban Investment Partners in 2008. He is responsible for monitoring the performance of UIP’s multifamily portfolio, and also assists with new acquisitions, due diligence, and preparation of marketing materials. Mr. Denis graduated from the University of Virginia with a B.A. in Government and Foreign Affairs and a minor in Urban Planning. He is a member of the Urban Land Institute.

Jen Harvey joined Urban Investment Partners in 2008 as an employee of Urban CM, UIP’s general contracting affiliate. At Urban CM, Jen focuses on the administration of subcontractor contracts, preparation of pay applications, and interior design of project renovations. Ms. Harvey graduated cum laude in 2008 from Georgetown University, where she majored in Spanish and minored in Business Administration.

Lada Whisler joined Urban Investment Partners in 2007 as a Contract Administrator. She is responsible for contract administration for new development projects and also handles UIP’s accounting and bookkeeping. Ms. Whisler has a background in accounting and program management. She graduated from Moscow State University with a B.S. in Education.

Chris Heisey joined Urban Investment Partners in August of 2008 and currently serves as the Senior Project Manager for Urban CM, UIP’s general contracting affiliate. Prior to joining UIP, Chris worked for Ryan Homes (now NVR), where he was involved construction management as well as sales and marketing. During his five years at NVR, Chris was responsible for building and selling over 750 homes across the Northern Virginia area, winning numerous awards for volume, leadership, customer service, and sales performance. Prior to working with NVR, Chris held a position at the sports marketing firm International Management Group (IMG) in New York City, where he concentrated on marketing and client management. Chris is a 2002 graduate of James Madison University with a B.S. in sports management and a double minor in marketing and finance. A former high school varsity football coach, Chris is actively involved with community service.
